Getting Started

Do you serve Evanston?

Yes. Our Evanston and Skokie office is at 532 Wesley Ave, Evanston, IL 60202. Call (847) 392-0888 or check our Zip Codes We Cover page.

Evanston is mostly apartments and multifamily buildings. Only 32.5% of housing units are detached single-family homes, and about 62% are in buildings with two or more units (Chicago Metropolitan Agency for Planning). Our technicians clean all of them, from a studio near downtown to a century-old house on the north side.

How do I get pricing?

Two easy options:

  1. Fill in the online quote form at freshtechmaids.com/book-a-cleaning. Enter your bedrooms and bathrooms and you will see your price.
  2. Call (847) 392-0888. We ask a few questions and give you a ballpark price in minutes.

Our online price assumes a home of average cleanliness. If your home needs extra work, we contact you before we start and explain the adjustment.

How do I book a cleaning?

  1. Select the number of bedrooms and bathrooms (round bathrooms up).
  2. Pick the date and time that works for you.
  3. A trained technician arrives and cleans your home.

That's it. Book at freshtechmaids.com/book-a-cleaning.

Can I buy a cleaning for someone else?

Yes. Our gift certificates work for any Evanston home. They are popular for a student moving into a first apartment, a parent or grandparent who is downsizing, new parents, or a friend who just relocated for a job at Northwestern or one of the hospitals.

Our Technicians

How do I know your technicians are trustworthy?

Our record speaks for us:

  • "A" rating with the BBB
  • "Best Pick" in home cleaning by Best Pick Reports, 6 years in a row
  • Angie's List Super Service Award winner, 8 years
  • Seal of Excellence from the Association of Residential Cleaning Services International
  • Inducted into the Environmental Hall of Fame in Chicago by the National Sustainability Association for chemical-free cleaning
  • "People Love You on Yelp" Award, 6 years

We also prove it in how we work with you. We do not push a sale. We tell you what to expect from your first cleaning and how quality improves over time. Honesty, professionalism, and accountability from the first call onward.

Why do you call them "technicians" instead of "maids"?

Because they earn it. We hire about one out of every 200 applicants. Every hire must be honest, able to learn, and motivated to serve.

New technicians then complete two weeks of intensive training and continued training after that. The training covers:

  1. Client service
  2. Chemical-free cleaning techniques
  3. Cleaning science: chemistry, safety, breakage prevention, and what drives a good result
  4. Problem solving

Who are your technicians?

Our technicians are highly motivated client service professionals. Each has passed personality tests, a criminal background check, and a drug test. Most are women. All are our own employees, not contractors.

How many people will clean my home?

One solo technician. We started with team cleaning and switched to solo cleaning because it serves clients better.

  1. You know who is in your home. One vetted technician, every time. That matters if you live alone. About 38.2% of Evanston households are one person (Chicago Metropolitan Agency for Planning).
  2. She is not in a hurry. A solo technician cleans only two homes a day. A team of four often cleans seven. Teams are set up to rush. We are not.
  3. On-time arrival. Two homes a day means less travel and fewer delays.
  4. Consistent quality. She learns your home, its quirks, and your preferences. In an older Evanston apartment, that includes which surfaces need a lighter touch.

Can I request a specific technician?

Yes. Contact us with your preference. We do our best to honor it, but sick days, vacations, and scheduling can get in the way. If your regular technician is out, we send another trained technician.

What We Clean

What will Fresh Tech Maid do in my home?

We offer Regular Cleaning, Deep Cleaning, Move-In Cleaning, Move-Out Cleaning, Post-Construction Cleaning, and One-Time Cleaning. See our Services page for the full task list.

Every cleaning follows the same method in each room. The technician takes out garbage and rugs, sprays and soaks hard-to-clean areas, dusts high to low, and then does a dry pass and a wet pass. She disinfects high-touch areas and any spots you point out. She changes gloves and protective gear between rooms to avoid spreading soil. Floors are vacuumed and mopped last, one level at a time.

What extras can I add?

Add these at checkout or in your account:

  • Basement
  • Hand-wiping baseboards
  • Inside the fridge
  • Inside the oven
  • Inside window glass
  • Wet-wiping window blinds
  • Inside cabinets
  • One load of laundry
  • Changing sheets
  • Deep cleaning
  • Move-in cleaning

Older Evanston apartments often benefit from a few of these. Baseboards, inside cabinets, and appliance interiors collect decades of buildup that a regular cleaning does not reach.

What can't you do?

To keep our technicians safe, we do not:

  • Climb more than a two-step ladder
  • Clean exterior windows
  • Remove mold
  • Remove deep stains
  • Handle insects or pests
  • Clean pet messes
  • Clean blinds beyond wet-wiping
  • Clean grout
  • Move heavy furniture or lift heavy items

How do you clean older homes and apartments?

Carefully. About 40.3% of Evanston housing was built before 1940, and the median construction year is 1953 (Chicago Metropolitan Agency for Planning). Old plaster, original wood floors, painted radiators, and worn tile do not tolerate heavy scrubbing or excess water.

Chemical-free cleaning is a natural fit. It relies on microfiber, controlled moisture, and technique instead of harsh products. We pay extra attention to:

  • Radiator covers and the wall and floor behind them
  • Window tracks and sills
  • Baseboards and door casings
  • Bathroom tile and grout lines (surface cleaning only)
  • Cabinet interiors and older kitchen appliances
  • Entry floors and stair landings

If a surface is fragile, chipped, or unsealed, tell us. We adjust the method or skip it.

What should I know about apartments and shared buildings?

About 43.8% of occupied Evanston homes are rented (Chicago Metropolitan Agency for Planning). Before your first cleaning, please check your landlord's or building's rules on:

  • Guest and service-provider access
  • Buzzer, key, or lockbox arrangements
  • Parking for the technician (Evanston street parking can be tight)
  • Any quiet-hours or vendor-hours policies

Add building instructions to your account after booking. If you have roommates, let them know the date so no one is surprised.

Do you clean basement and garden-level apartments?

Yes. But check for moisture first. Evanston's stormwater planning addresses intense rainfall, overland flooding, and sewer backups (City of Evanston). Before your cleaning, look for:

  • Active leaks or standing water
  • Staining on walls or floors
  • Musty or sewage odors
  • Signs of past flooding

Those are maintenance issues, not dirt. Report them to your landlord or the City first. We do not remediate mold or water damage. Once the space is dry, we clean it.

Do you offer move-in cleaning in Evanston?

Yes. Move-in cleaning is priced higher because it takes more time. It includes hand-wiping baseboards, inside the fridge and oven, inside window glass, wet-wiping blinds, and inside cabinets.

Evanston moves happen all year. About 20% of residents changed homes in the past year (U.S. Census Bureau). Northwestern adds a second rhythm: fall 2026 classes begin September 23, and off-campus leases turn over in late summer (Northwestern Registrar).

Whoever you are, the advice is the same. Book as soon as you get the keys, before beds, desks, boxes, and roommates' belongings block access to closets, cabinets, floors, and baseboards. A clean start matters for everyone in the unit: a graduate student, a couple, a new hire at the hospital, someone with allergies, or a family with young kids.

Do you offer move-out and post-construction cleaning?

Yes. Both are charged hourly because the scope is hard to predict. Post-construction cleaning often needs more than one pass because dust resettles after the first cleaning.

Move-out cleaning is popular with Evanston renters who want their security deposit back. Tell us if your landlord gave you a checklist.

How do I prepare for the cleaning?

Take a few minutes the night before to pick up clothing, papers, dishes, and other loose items. If you do not have time, no problem. We can help with that too, though it adds cleaning time.

What if there is more work than expected?

The initial cleaning is charged on actual time. For recurring cleanings, if the home needs much more work than usual, we call you. If time allows, we do the extra work at our hourly rate. If not, we schedule a return visit.

Chemical-Free Cleaning

What type of cleaning do you specialize in?

Chemical-free house cleaning. It is cleaner, healthier, and safer for everyone in the home and for pets. For recurring service, we usually cut your exposure to cleaning chemicals by 95% or more. Cleaning quality goes up, not down.

In a small Evanston apartment with limited ventilation, that matters. No fumes lingering in a studio. No residue on the counter where you eat and work.

Is chemical-free cleaning the same as green cleaning?

No. Green cleaning still uses chemicals, just friendlier ones. Chemical-free cleaning removes chemicals almost entirely for regular cleaning.

Three advantages of chemical-free cleaning:

  1. No airborne toxins. Every cleaning chemical, including green ones, reacts with soil on a surface. That reaction releases airborne toxins. Chemical-free cleaning removes soil without a chemical reaction.
  2. No chemical residue. Chemical cleaners leave visible and invisible residue behind. Chemical-free cleaning leaves nothing toxic on your counters, floors, or bathroom surfaces.
  3. No food for germs. Green cleaner residue is organic enough to feed bacteria. Chemical-free cleaning gives bacteria nothing to eat.

Do I need to provide supplies or equipment?

No. Our technicians bring safe, family- and pet-friendly supplies at no extra charge. For Evanston and other suburban areas, we bring everything except a ladder. If you want us to use a two-step ladder, let us know where it is.

We strongly recommend the technician use your vacuum to avoid cross-contamination between homes. If you do not own one, tell us when you book. If you prefer your own special supplies, add a note to your account.

Pricing and Payment

What will my cleaning cost?

Pricing is based on the number of bedrooms and bathrooms. Enter them on the booking page to see your price. Recurring cleanings are discounted.

Why do prices vary so much between cleaning companies?

Some companies advertise "super low" prices and then fail to deliver. Low prices often mean poor training, weak client service, harsh chemicals, incomplete insurance, or contractors who can expose you to tax and liability risk.

Before you compare, check:

  • Employees or contractors? Contractors can raise your tax and financial risk.
  • Apples to apples? Ask about scope, hours, equipment, and whether the cleaning is green or chemical-free.
  • Honesty. Ask three questions:
    1. Can you guarantee the same person every time? No honest company can. Sick days and vacations happen.
    2. What should I expect from the first cleaning? The first cleaning is rarely the best. It takes a few visits to learn a home. Be wary of anyone promising perfection on day one.
    3. How do you improve over time? A good company wants your negative feedback and has written procedures to act on it.

Good cleaning companies often cost more because they do not cut corners on hiring, training, safe methods, and quality control.

Do you offer discounts?

Yes. Recurring cleanings cost less than one-time cleanings. We also charge the same rate for your initial cleaning as for recurring cleanings, even though the first visit takes longer.

Can roommates split the bill?

We charge one card per booking. Many Evanston roommates put the cleaning on one card and split it between themselves. Referral credits and gift cards can also be applied to the booking.

How do I pay?

We accept credit and debit cards. Your card is not charged until the cleaning is done. The day before service, we place a pre-authorization hold. Some banks show this as a charge. It is only a hold. The final charge happens after service.

To change your card, log in to your account or contact us. A receipt is emailed the day of service.

Am I liable for workers' compensation or taxes?

No. We never hire independent contractors. All technicians are our employees and are covered by our Workers' Compensation Insurance.

Are you insured?

Yes. Fresh Tech Maid carries Workers' Compensation Insurance and General Business Liability Insurance. Some Evanston landlords and condo associations require this from vendors. Ask us if your building needs proof.

What is your tipping policy?

Tips are welcome but never required. You can tip in cash, add a tip in your account, or ask us to add it. Most clients do not tip regularly. In November and December, most do.

How do coupons, gift cards, and referral credits work?

Enter the code on the booking form or in your account. Your price updates automatically. To refer a friend, log in and share your referral link. Your friend gets a discount on their first booking. You earn credits after they complete it.

Scheduling

What are your hours?

We work 8:00 a.m. to 4:30 p.m., Monday through Saturday. The last cleaning starts between 11:30 a.m. and 1:30 p.m.

If you work from home, teach, or study at home, tell us which room you need first and when you take calls. Your technician can plan around it.

Why is there a two-hour arrival window?

Every home is different in size and condition, so cleaning times vary. Traffic on Sheridan Road or Green Bay Road, weather, and parking searches add more uncertainty. The two-hour window lets us stay reliable without rushing the home before yours.

Do I have to be home? How do you handle entry?

You do not need to be home, though you are welcome to stay. For easy access, choose one:

  1. Give us a door code or building entry instructions.
  2. Use our free lockbox. There is a $39 deposit, refunded when you return it.

For apartments, arrange access with your landlord or building and add instructions to your account. We are fully insured.

What if I forget and lock you out?

We reserve your appointment and turn other clients away. Our technicians count on that income. Lockouts and cancellations with less than 48 hours' notice are charged the full rate. Waiting time counts as cleaning time because we must pay the technician for it. A door code or lockbox prevents this.

How do I reschedule or cancel?

Log in to your account at least 48 hours before service to pick a new date. Cancellations within 48 hours carry an $80 fee. You can also contact us.

What if my cleaning falls on a holiday?

If your date lands on a major holiday, we contact you to reschedule. We send a reminder by email and text the day before every cleaning.

What service frequencies do you offer?

Recurring: weekly, bi-weekly, or monthly at a discounted rate. Cleanings repeat on the same day and time. You are more likely to keep the same technician.

One-time: book anytime. No contract. No discount.

Monthly recurring is a popular choice for solo renters and couples in smaller Evanston apartments. Bi-weekly fits busy professionals and families.

When is your next available appointment?

Check the red bar at the top of our website or view live availability at checkout. Late August and September fill up fast because of Northwestern lease turnover. If you have a fixed move date in that window, book early.

Problems and Guarantees

What if something is damaged?

We treat your home with care. If damage or breakage happens, we tell you immediately. If you notice something we missed, contact us within 24 hours. We make every effort to repair or replace the item. We are fully insured.

What can I expect, and what are the limits?

We cannot guarantee results on mini-blinds, grout, chandeliers, or vaulted-ceiling fans. We do not remediate mold and cannot be liable for mold-related risks. We do not restore severely worn, stained, or mildewed caulk and grout, which is common in older Evanston bathrooms.

Please store irreplaceable items or tell us not to clean them. We are not responsible for damage to items that were improperly installed or to surfaces that were not sealed. Marble, granite, and similar surfaces are assumed sealed. Chair and table legs are assumed protected for sliding on hardwood. If you ask us to clean inside a china cabinet, dust computer equipment, or wash dishes or glassware, you agree not to hold Fresh Tech Maid responsible for damage.

What if I have a complaint?

Contact us. Our goal is 100% happiness. We research the issue and get back to you quickly.

The technician is running late.

Contact us and we will check on it right away.
